Services to cottage owners

Lomarengas Ltd - Finnish Country Holidays is Finland’s leading rental cottage agency. Here are some of the services that Lomarengas offers to cottage owners.

Inspection

Lomarengas Oy inspects in advance all holiday homes for which the company acts as an agency. The inspection and negotiations take 3 - 4 hours. Our representative gathers the relevant information about the holiday home, classifies it, discusses the price level, and offers advice on practical matters.

Agreement

An agreement between us and the cottage owner does not prevent the owner from renting out the cottage/ using it for its own use. Signing the agreement gives Lomarengas the right to accept advance bookings, so that the cottage owner should check all bookings with us before accepting bookings itself.

Billing through Lomarengas

The cottage owner also has the right to accept a booking and then have billing take place through Lomarengas: in this case the owner will receive from Lomarengas a sales commission.

Local Finnish speaking caretaker

Procedures to be carried out at the holiday cottage on check in/out days (either Friday or Saturday) are also the owner's responsibility. In general, it is necessary to appoint a local Finnish speaking caretaker or caretaking enterprise to handle the task. Although the owner can handle the task itself, this can easily become stressful. While, in principle, the customer cleans the cottage itself, it is necessary for somebody to check that the cottage is clean (and, if necessary, to clean it) on the check in/out day to prevent complaints from the next customer.

Commission

We work on a commission. We do not make any further charges (like brochure fees, internet fees or annual fees). All our marketing activities are included in the single fee. The commission includes entrepreneur advice and our network of representatives (there are 6 regional representatives at the cottage owner’s disposal).

Marketing online

Commission includes domestic and international marketing and renting of the holiday cottages over the online reservations system at www.lomarengas.fi with a map search, various criteria and wide descriptions.

Paperwork

Lomarengas takes care of transactions, credit supervision, entrepreneur remittances, VAT calculation, documents required for book keeping, not no-show customers - Lomarengas always remits the agreed rental

Weekend answering service

Lomarengas has staff available for contact on summer weekends and national holidays (service in Finnish, English, German and Swedish).

Feedback

Lomarengas also gathers  customer feedback, which is forwarded to the cottage  owners. Reclamation claim handling and, if necessary, procedures following them are taken care by Lomarengas.
